i'm literally teaching you everything i know about real estate for free today we're going to be talking about how to use docusign to virtually get contracts signed and lock up your sellers so you can start doing more deals instead of going to appointments and locking them up on paper now you can lock up these deals electronically through the computer save time and do more deals so let's get right into the video all right guys so first we're gonna go to jacoblank.com there's a link down below in the description for this we're gonna click on the free section on jacoblink.com and we're gonna download our free purchase contract perfect i just downloaded it now we're going to go to docusign all you got to do is create a free account they let you send a couple every month for free and then once you start doing more deals you'll pay for it that way it lets you send multiple a month so we're going to click start now on docusign and this is where we're going to add our agreement in so we'll drop our file in and we'll click next and now we need to add the signers so we're gonna add jacob blank and this is not my real email all right all right and now we're gonna add our seller seller seller123 gmail.com all right and we're gonna drag the seller um we want the seller to be in the first position you always want them to sign before you make sure they always sign before you all right because you want their signature on there before you sign it's always best practice to do it that way now if the seller had a husband that needed to sign as well you would just add another signer now we're going to click next here we go got it obviously you're going to remove the jacob link logo and thank you here's your free contract just throw it into google docs and delete those two things but here we go we have our agreement so this agreement made um you'll fill it out on documents beforehand that way you put in all the information right this agreement made you put the date there by in between um you put the seller's name so seller name and jacob blank or your llc make sense offers and or signs here after call buyer scroll down it's as is condition you're gonna add the purchase price in right here you're gonna add the total sales price cash in right there which is the same as the purchase price you're gonna add your earnest money in the minimum amount of earnest money you can do on a contract is ten dollars we always put a hundred now you scroll down close of escrow 2b you're going to write in the closed escrow right there any additional terms you add right here title company 2b you put whatever title company you use we use pioneer title so i'd put pioneer title in there so now you got your agreement filled out in google docs and now you're going to import it into docusign in here right now it's blank but when you do it you'd have it filled out you scroll down and you click on the signature thing and you drag over here um to seller because we're on seller their signature and their date and now we're going to change it to buyer and we're going to add the signature and the date super easy right that's literally all it is now you're going to want to make sure that it's all good you're going to click next and you are going to review it ok everything looked good now name it agreement four one two three main street a message thank you so much give me a call if you have any questions all right and you can also do send automatic reminders so say if they don't open it after a day it will send them the signing session again now you can click send and now when you go into your email you'll just be able to open it up click review and sign and go down the bottom and fill in the two squares to sign super easy i have no remaining envelopes remaining so i can't send it i'd have to upgrade but let's see let's see what it costs for you guys to use docusign because it's super great and super free free to use in the beginning i don't use docusign i use one that we get for free because my business partner is a licensed realtor and when you're a licensed realtor you get a free arizona signature realtor association signature thing e-sign thing so it's super simple so yeah it's ten dollars a month um you can send five contracts per month um you can send on mobile um but you can only have one user so if you have other employees that need to use it you can only have one user they let you use it for free though um docusign i think you get about two to five cents for free so it's a great place to start um when you're trying to get your first contract signed virtually especially if you're not doing wholesaling in your own back door right and not in your market you you're going to need to use something like this an e-sign platform in order to get your sellers to sign so great place to start for free make sure you go to jacoblink.com free download your purchase contract download your assignment contract and
