hello on today we're going to cover how to send out a disclosures through encompass start by going into your file and you can see here I've already triggered this file I have my six pieces ideally you want to make sure that the e consent has been signed please note that we've figured there is a 15 minute lag between the time that the e consent is executed and from the time that the alert is cleared if you click on View e-consent in case your borrower told you that they've already completed the he consent this will show you the information and you can see now that my alert has been cleared that's a quick way to cure it manually in case you're within that 15 minute window next you want to proceed to your milestones make sure that it's clicked for ready two for disclosures proceed to the e folder and order e disclosures here's just select your plan quote for this example it's going to be conventional fixed and once again hit order disclosures keep in mind that for this example we are sending a disclosures on a file that we previously had originated this does take a few seconds to gather all of the forms and prep this for aegis closures and here is the full list of all the disclosures that are going to go out there's no need to unselect any of these forms as if they've all been automatically selected by the system before you send you can always preview and you'll notice that the first page anytime you preview it's gonna be a fax cover sheet the borrower's can use this fax cover sheet to print and sign their disclosures and return them via fax they can also fax any of their documents like driver's license pay stubs w-2s I'm gonna review this file go through the disclosures rather quickly and here I'll stop at the loan estimate to review some of the information as you can see data issued you always want to make sure that's the current date the other information is Auto populating like the company name the loan ID number even the cost expiration date auto populates based on the date issued if you recall from the previous video this file had HOA dues and no impounds so here's where I would confirm that information on my loan estimate page - now I'm gonna review the fees box a auto populates from our templates box B has some of the standard fees that also auto populate I entered estriol in title I have my recording fee I have my prepaids knowing pounds some other fees entered in Section H and then if you recall I had a two thousand dollar lender credit and a one thousand dollar seller credit which also both carried over the company information Auto populates on to page three so this le is good it's ready to be sent so my disclosures are looking good I'm just gonna go through them briefly here's my written list of service providers I'm just gonna go through the rest of the disclosures home counseling list was complete the 4500 60 again if you remember from the previous video I changed the I added a middle initial for the borrower and I also entered a peel box you can see that that information carried over and these disclosures are ready to be sent I'm gonna close out of the preview and again keep in mind that you always have that fax cover sheet for the borrower's I'm ready to send any set of disclosure so I'm gonna hit Send this step again takes a couple of seconds while it gathers all the information and preps it to be sent it's gonna pop up the email tool box authorization codes already pre-populated because I had sent it prior when they log in if they need the code is gonna be the last seven or their social and you can see here that the users I had previously notified they're still on here if you wanted to delete there's a X button there to delete any users but I'm gonna leave everyone on this example you can also add some additional notifications for example you can notify me if the borrower doesn't access these disclosures this is pushing it out three business days keep in mind that October 14th was a holiday I can I can move this around this is a purchase I want to make sure they get it back to me by the 15th I'm gonna hit Send now you see that pop-up that's letting me know that the loan officer is also going to get an email that the loan officer needs to sounded the 10:03 and there it is disclosures have been sent and a message was also sent to the loan originator so that take a sign the 1003 I can close out of this now and after I sent my e disclosures it's going to take me to the tools section to the disclosure tracking and you can see here the the compliance timeline my le due date my key consent when that was received and then down here you can see that I've sent the disclosures it was a full package and included the Aoi and if you want to go back to that section it's under tools disclosure tracking and that's it that's how you order a set of a disclosures through encompass
