[Music] hi my name's Alex crows with Gus intercom I want to talk about if you have a COBOL or your or you have someone else that co-signed for a loan or you cosign for someone's loan how underwriters going to look at that so let's say you're buying a house and let's say you cosign for your son's car and your son has made every car payment for the last 12 months out of his own bank account then you don't have to count that against you so if your so the cosign for someone is not a bad deal so another thing let's say if you co-signed for someone to buy a house in the 12 months has passed and that other person's paid every mortgage payment you can get your own house without coming at that against you also you gotta be listed second on that and on the on a mortgage but you're listed first or second on a car nowadays they accept they accept just the other person paying but if you're listed first on the mortgage then it's pretty much your house but if you're truly a cosigner a mortgage on an FHA loan for somebody and they prove they be the last 12 months payments and now you want to buy your own house up a che you can have two FHA loans and it won't count against you that there was a cosigner so if you co-signed for someone and the other person makes 12 months payments out of their own bank account your name cannot be a joint on that bank account it comes out of a joint account it counts as your payment so keep that in mind separate account 12 months payments on time prove that someone else did it you're okay we don't count that that again so keep that in mind co-signing for someone that's not a bad not a bad idea for interfering with your mortgage as long as you trust that person to make all the payments and you wait 12 months the any questions give me a call six three zero nine one five seven five five zero [Music]
