hey there Riley with Phoenix mortgage group and on this video I'm going to talk about the underwriting and the full approval for your loan so once we get to this step you know we have gotten the home inspection the home appraisal done and now we are working on getting you that final approval so there's going to be a bunch of conditions to your loan in order to get that final approval and basically these just cover verifying the information that you shared to get your pre-approval you know what our conditions conditions are just certain things that lenders ask for certain criteria that you meet and they're gonna want to see documentation as much of the stuff that we talked about during your pre-approval process your your bank statements your pay stubs a copy of your credit report other things like that they're gonna want to see that and confirm all the information is there what is a full approval approval mean a full approval means basically that lender is willing to do business with you they're willing to come to the table with the funds for you to purchase this house and then you will pay them back you know monthly overtime and you'll get to live in the house and make payments and eventually Delvin of equity to where you can either roll it over into a larger house or you can eventually you know pay pay the house off so wanted to clear up a few things can you be rejected after you get your pre-approval and the answer to that is yes you can if there was ever a point where you were dishonest with your loan officer with your realtor about any of your past any of the details that's that's conditions where you could possibly be you know rejected after your pre-approval so it's always best to be honest guys trust me I know working in the finance field we've seen everything there's nothing you need to be ashamed of there's nothing you need to feel embarrassed about we've seen it all I've worked with people who were previously incarcerated work with people that are in different occupations that are not desirable it doesn't matter to me guys I'm willing to help anybody and everybody I want to help people accomplish their dream of homeownership I think it takes people to a whole another level in life I think it pulls a lot of people out of the cycle of renting which is a downward spiral many times I think people with children their children are raised in a more stable environment whenever they're in a home I think it's easier to make a home mortgage payment than it is to make the rent payment and you have something to show for it because it's almost like a personal piggy bank so I want to help you no matter what has went on in your past no matter what's going on in your life if we can get you into a home I'm gonna work to get you into a home so the final thing are some credit do's and don'ts and this kind of applies of the whole process don't get pre-approved and go through the home buying process and then go buy a car if you want to buy a car that's fine but wait till after you get the home don't go out and make any huge purchases don't buy you know baby girl or ring or anything like that you know you you could wait till after you get the house to do that don't go on any huge trips run up any huge credit card bills you want kind of try to be frugal during this whole process so we can present the best light to the lender so few things like that you know it's gonna help you out a ton and once again this is not a process you need to be worried about stressed out about anything like that if you have a good loan officer they're gonna be with you they're gonna calm you down a little bit it can be stressful it can suck that you have to come up with all these weird documents I know it does I've been through the process myself but just listen to your loan officer listen to the loan processor they're there they they do this every single day so they will help you and it's just know that they're working on your side they're not working against you they're working to help you other than that that should be it if there is anything as specific question that maybe I didn't address find the contact me button and reach out to me I'd be happy to help you out I would answer any question that you need ok so when you get a chance guys like the page share it with your your friends we won't help more people in our community and the only way we can do that is with your help the more that you like the page the more that you share the page the more people will get exposure to the page and know that this resource is out there for them so until next time take care
