[Music] hello and welcome to zephyr training I'm your host Jeff and I'm joined today by the community manager at disclosures IO Tim towbar Tam thank you for joining us thanks for having me thank you for being here it's a pleasure to have you so you just joined the disclosures io team I think you mentioned back in April can you tell us a little bit about what you'll be doing with the team yeah so my main goal is to make sure agents are successful using our platform at disclosures that IO as a team we're continuing to grow our team and to grow our product and main goal is still having fun doing everything yes well that that's that should be a persistent goals to have fun doing what you're doing so this is going to be focused on a new feature that you've recently rolled out for disclosures day oh we did an overview with Brian a couple months ago if you're looking for kind of a full overview of the platform you definitely want to check out youtube.com slash is effort training on the Zephyr training channel and look at that overview with Brian but you're gonna be showing that new feature today which is where our new offers feature managing offers and submitting offers awesome forward to to seeing that so I know that's a newer feature so it's really a you know just in the vein of everything else disclosures that I oh it's really well designed really well thought-out and super approachable so I'm looking forward to having our audience see this as well so for those tuning in to the live stream if you have any questions please feel free to use the Q&A feature at the so that we can respond right in line and help anyone else because if you have that question I'm sure someone else in the audience does as well so with that I'm gonna turn it over to you for the demo portion okay so everyone should be able to see my screen right now and this is our disclosures dot IO homepage since the last time you guys joined us you may have noticed we updated things a little bit you can still into your disclosures audio account in the top right hand corner and if you haven't signed up for disclosure so do we offer the sign up button is right next to it so I'm just gonna go ahead and log into my disclosures dot IO account should mention that anyone set up with a Zephyr account can also sign in with either their Google account or their SF AR or Barry's log in as well okay so here we have our home feed and this is a really cool feed one tiny little feature that we added were these little tags and I wanted to point them out where we have listing team and buyers teams so now it's a little bit easier for you as a agent to navigate through things quickly what we're gonna do today for our agenda is go over offers and what it's like as a listing agent to view or to receive and view offers and then we'll change gears and jump over to the buyer side and actually submit it offers so you'll get to see what the final product looks like and then we'll walk through what it look is like to create offer so I'm gonna jump in to 1446 32nd Avenue so this is my my clients are sellers this is our listing and this platform should look very similar now we have this little offers button here our offers tab and there is a notification with a 1 and when you receive offers you'll get those little notifications here kind of alerting you to those offers we also send an email to you as a listing agent letting you know that an offer came in so I'm going to go ahead and click into this offers tab and here we can see we have four offers from a variety of different agents and you'll be able to see which offers are new and when you get those notifications by this little green tag here indicating that it's new we have a really streamlined way of reviewing offers and kind of the terms a summary of terms we've put those hot topics right here for you to view and you're actually able to sort the offers through different filters so for example you can sort by finance type percent down and close of escrow times so right now it's in the received view but you can also click this and hit sort by price another cool feature that we've added is if we know for example our clients are looking for a cash offer we can sort by finance type and those cash offers will come here to the left and if we click these favorite is stars and come over to the right hand side and hit show favorites that will allow us to just take a look at these two offers a side by side so we can really focus in without having to worry and get confused about the other offers and as a listing agent this is a great way to kind of just guide your clients through this almost tedious process another really cool feature are these listing team notes as a listing agent and co-listing agent you could add notes on here for your sellers to review and if you wanted to have all those offers come back up you would just click right here to view an offer in full what you're going to want to do is click this view offer tab and what that does is it actually opens up the offer so you'll be able to see the listing agents information as well as their brokerage information if they've added a cover letter you'll be able to read that here's also that listing team notes you can put in notes as needed so again if you're going through it and see something in the offer letter you can add that in there here are the summary of terms for you to view again and then all of the supporting documents like the residential purchase agreements pre-approval signed disclosures all of those can be added here by the buyer's agent for you to review so that's kind of the view of a listing agent and receiving offers so as a pro user what you can do is clicking to the share button and change choose the rule and you now have the ability to send this over to your sellers so all you would have to do is put their name in their email address in there and for them the send my email and they will be able to view the offers just as you would like this so if you have a seller who's telecommuting or in a different location you can easily share this with him or her and we also offer the ability to export the summary of offers so it's going to do is take all of this raw data and send it over to a excel sheet and you'll be able to print that out and share it as needed or add it to your records so this is the experience as a listing agent and how offers how what it's like to receive review and share the offers all right that looks great questions coming in nothing from the chat yet but I was wondering just as far as attaching documents there does that take up any of this or is there any overlap with your standard disclosures or are kind of that the extra documents kind of their own document space so the extra documents we do offer the ability to actually have you send the documents from the disclosure package over and I'll touch on that a little bit when we shift over to the buyers side but I did see this one thing that I forgot to mention and it is important as a listing agent sometimes you have the agents who will want to present their offer in person or you know are trying to put something together last minute and it's easier for them to just email it over we have this ad offer button here and what you can do as a listing agent is put in the information based off of the report you excuse me the purchase agreement that you receive and then once you hit add offer you'll then be prompted to add those supporting documents like the offer or the pre-approval or letter from the buyer so that's useful if someone submits an offer outside of disclosure savio but you still want to be able to present this view to your seller that makes sense so what I'm gonna do now is change gears and we'll take a look at what it's like as a buyer's agent and what I did was I just clicked that disclosures ioq icon in the top left hand corner and when my page loads it's gonna take us back to our main feed and I'm gonna click on 55 Clementina Street and this is the view as a buyer's agent and we'll be able to tell that we are buyers agent by the option to make this offer now listing agents do have the ability to turn offers on and off for their different listings if they decide to do that you won't be able to see this making offer option but because the agent left this on we can now click into the make an offer button and this is the view of what it looks like so here at the top I have my information and my brokerage information this auto populated because I have my profile set up and disclosures that I owe the next thing is this confirmation of receipt you can now choose to opt in to get a text message to your phone number when a listing party views the offer and that's a great feature because as agents we know you don't have time to sit in front of a computer and wait for an email confirmation and you guys are you know going at a million miles per hour we try to work and really make this streamlined to work with your current workflow processes here you can add a cover letter I'm just gonna put in pic me so you can see what that will look like you'll enter the summary of terms starting with your offer price for the financing type we offer a variety of different options so I'm gonna put in loan and I'll be able to present put a percentage down if I have a loan so let's go with 25 and with the contingencies for financing appraisal and inspection you have two options you can either waive or you can put in a number of days that the she needs to be removed so I'm gonna go ahead seven and wave the other two contingencies next is going to be the close of escrow so I'll just stick in 21 days and then we also have this special term so if there is like a 30 day rent back you can go ahead and add that in here and the last thing that you're going to want to do before you are done with your offer is add those supporting documents so by clicking on that you can see we now have the option to the signed disclosures upload from a computer if you've already sent disclosures over for signature you can pull that envelope from DocuSign and add that in there and into your offer the same thing with your residential purchase agreement if you've already had it signed in DocuSign you can migrate that directly and then of course our cloud storage so for this purposes I'm just going to upload from my computer and go to my buyers and open these three and scrolling down you'll see that it loads pretty much similar to what it's like as a listing agent to reorganize all you have to do is simply drag and drop the documents into place and that is how you would start to compose your offer all of this is customizable if you have a letter that your buyers write to the seller a really great place to add that would to be here in this document type we see that this cover letter is a little bit more reserved for either a buyer's agent - listing agent message or a buyer's agent - a seller's message and then that once our offer is pretty much completed and good to go there are a couple options and we're gonna start from the top left and work our way to the to the right a little bit so we have this ability to save if you're still waiting on documents to be signed you can hit save and what will happen is we'll just actually go ahead and hit save so you can see what it looks like I think I may have happy clipped and gone back to my home feet but we'll go back jump back into that just close your document but you know you'll see the option to continue offers so you can just hit continue offer and it pulls you right back in and we autosave the information that you put in here you can also choose to discard an offer if your agent gets closer excuse me if your buyer gets cold feet or if it's the wrong property and then up here we have this blinking button that's telling you to submit you can just hit this and the offer will be delivered directly to the listing agent they'll get an email notification and they'll have a little notification in their in their disclosure package one of my favorite things and I really wish that this was around when I was a TC is this schedule feature this is a lifesaver because if you have ever had seen a offer date due in San Francisco for Tuesday at 12 o clock everyone knows that's right in the middle of brokers tour so we've created a way for you to schedule an offer for Tuesday at 12 o clock p.m. and when you hit schedule what we do is we put it into a scheduled status and if you hover over this you'll be able to see submitting on Tuesday at 12 o'clock p.m. so this is a great tool for agents if you want to prepare your offer and have it sitting and reading waiting to go you'll be able to do that once the offer is submitted this submitted button will reflect the same thing as a scheduled word a check marks will Beach excuse me that checkbox will be checked and it'll move to green and then when the agent actually clicks on that view offer it takes a look at the supporting documents this box will also reflect or be similar to this and that's when you'll receive that text message notification that you set up and then as we take a look at our offer you'll be able to see that this looks very very similar to what the listing agent view was like when they were looking at that offer and designed on purpose that way no one has to guess what it looks like or what's going on and it's just really ease of use lay everything flat make everything really easy to use say you need to edit your offer you can always come in here and hit edit offer and what that will do is just take you back to this the screen where we can compile and composite our offer so we can change is add a please in there and then hit save and then we can see here that it's still scheduled and so that was what the what the experience is like as a buyer's agent submitting an offer on behalf of a buyer to a listing agent perfect and we have a question right on this coming from TJ he wants to know if it's possible to unschedule an offer and change its terms or not submit it at all yes it is so the really cool thing is if you go back into this edit offer option and you hit schedule you can delete this date you should be able to delete the date excuse me I'm sorry wrong information you can if you choose not to submit this offer you can hit discard and that will get rid of everything and that way you don't have to worry about the offer accidentally being sent to the listing agent if you wanted to change the schedule you can come in here and just select a different date so maybe it's not due till the third right before the fourth of July and you need to change the time to 2:30 you can go ahead and hit that and that offers scheduled will now reflect the updated information so if you need to change the scheduling you can do that if you don't want to submit the offer at all you can just go to edit offer and hit discard and if you wanted to submit it right there on the spot you can also just click that submit button it look like right and then we also do understand that some times and real-estate things don't go very smoothly so we do have the option to rescind an offer due Swan to let you know that if you do decide to rescind an offer that offer will still show to the listing agent but it will be marked as rescinded that makes sense all right well thank you Tam for that demo is a super easy to follow I think and again just like with everything else with disclosures deo just really kind of smooth and and easy to understand I have a question just about you know there's a lot of concern right now or sensitivity around data and privacy security there's a lot of information flying around here as far as offer dates and well offers and and and the kind of supporting docs that that come with them what is disclosures IO doing with all that that data at this point great question we are very aware of everything that's going on and we understand that this really is sensitive information right now we're not doing anything with it everything that you put out as a buyer's agent all the offers that you receive as a listing agent remain confidential to you and your clients so anything that's here on disclosures dot IO we don't send it out to a third party we don't sell it we don't do anything with it okay great that's good to hear and this is a brand new feature that that's kind of completely separate will sits on top of the on the disclosure package management is there any additional cost associated with this there is not so anyone that has a disclosure style account can receive and review offers as a listing agent the nice thing is or the cool thing is as a listing agents ability to share the offers with your seller is a pro feature but on top but otherwise if you have a free account you can still ask people to submit offers through disclosures dot IO you'll still have the ability to export that excel sheet you'll be able to sort and view offers you can share your screen with your sellers if you really want them to see that view as a buyer's agent you don't actually have to have a disclosures dot IO account to be able to submit an offer all that requires is the listing agent to have the offers feature turned on got it alright great well I'm going to be winding the session down in just a little bit but I just wanted to make sure everyone is aware of how to sign up for disclosures dot IO if you don't already have a Perl account so I'm sitting here on the Zephyr intranet here just went to the Help Center and search for disclosures IO and you want to click on this disclosures io signup to get this form and it's a really quick form name email address and office is pretty much all we need and as a Zephyr agent you're and you qualify for $100 off the annual price of disclosures io so it is a total of $2.99
