wish to move in by clicking on contacts from the far left menu next click on the display' drop down in the upper middle section of the page and select no lease find the applicant you wish to move in and click move in on the contact card select your property and fill out the necessary information select separate or combined invoicing depending on the situation that you have separate invoicing is for when each tenant is individually responsible for portions of rent and other invoices the system will create a lease for each tenant with separate invoices that are visible to each tenant individually this invoicing method is not recommended if all tenants are responsible for the entire rental combined invoicing is when all tenants are collectively responsible for the whole rent invoice and other invoices the system creates one lease for all tenants and all invoices are visible to all tenants collectively each tenant is able to log into their individual accounts and all see the same information make sure you have the correct resident entered as long as your tenant has given their email address and is connected with you you will be able to share the lease and transactions with them however if they are not connected you will want to view our video titled how to connect with my tenants to learn how to connect with your tenants to share leases invoices and other important information you can add any dependents using the add dependent button just below the primary tenant next you will create any recurring rent charges and one-time fees such as a prorated ranked it is important to make sure that you set the first invoice date and the due date of all recurring charges once you set the first invoice date you cannot change the date without deleting the invoice and creating a new one add any deposits with the matching category and invoice date if all funds have been collected you can select all the payment boxes and click mark as paid if you selected separate invoicing once you are finished sending this tenant they're moving agreement you will do this same process for each tenant who is on a separate move in agreement once you have double-checked everything click Next to move to the next page next enter all the information needed to setup any management fees that you will be charging you can also set up your late fees here if you have late fee settings in your global settings those will Auto populate here which you can still edit them on a per lease basis if needed likewise with the management fees if you have set these on a global level in your global settings these also will Auto populate however you can edit them on an individual lease basis if needed next you will have the option to manage any renewal fee that you may be charging the owner of the property if there is no owner assigned to this property you will not have this option displayed on this section next you'll set up the utility responsibilities that you will assign to your tenants the last step on this page is to set up email notifications to be sent to you into your tenants this is a great way for you and your tenants to keep track of any invoices that are due or past due and when the tenants lease is about to expire once you have completed the settings on this page click Next on this step you will choose if you require renters insurance or not if you do require renters insurance tenant cloud has partnered with Assurant to provide your residents with an easy and affordable way to set up renter's insurance please note that if you do require renters insurance your tenants do not have to use Assurant but they will need to provide you with a copy of their proof of insurance by uploading it into tenant cloud from their end during the e-sign process now click Next here you will be able to add any lease agreements that you would like to upload your external pre-made agreements simply click the upload button and select your file if you have created your own agreements within Tennant cloud click YES on the include agreements button at the top of the page here you can select which agreement you wish to send to your tenants from the templates drop-down feel free to make any changes that you would need to be making here if you have more than one template you wish to send them click the add agreement button and select the second template you may add up to 10 agreements to be sent to your tenants once you have completed your agreement section you now have the option to send the lease electronically with an e-signature request as a reminder this feature is only available on standard plans and up if you do if you deselect the e sign toggle the button will change to complete move in and this will move the tenant in without requiring an e-signature from them this may be used by a landlord in the event the tenant already has a lease signed outside of tenant cloud as long as your signature has already been applied to the lease you can
