so you're looking to learn how to estimate those residential plumbing jobs in this video i go through with you on the steps i use to create bids on medium to large renovations and new construction jobs this process could actually work for any trade so if you're not necessarily a plumber you're in another trade you can still follow these principles if you do plan to get this spreadsheet you can actually just change the line item names and all the principles will work the same way and by the way there will be a link to the description of the spreadsheet below but make sure you watch the video to learn how to use this spreadsheet and let's just jump right into it all right so here's my spreadsheet that i have made we are going to be selling this like i said you can get it in the link the description below it's going to be a low cost i would have paid a decent amount of money for something like this i wish i had this when i first started out i used to spend a good eight hours on big jobs when i'm doing big construction jobs new new hoses that had plumbing and gas and hydronic heating we have all this stuff again if you're not a plumber you can change this you can change this to electrical or hvac the principles are going to be the same i'll just go through quickly on kind of the layout of this and we'll kind of do a quick little mock-up so up here it just says internal quote template you can change that to whatever you want you can edit everything and the only thing in here you never want to touch is the yellow stuff anything that's yellow highlighted is all the formulas that are set up to make this work as good as it does then with this mark up here this is just the markup of material we'll go over that project enter the address and the builder so if you're doing a certain builder or client you just enter their name in their address here date of that you're starting the the quote um there's some instructions here we are going to be constantly working on making this better for you guys and if you do decide to uh purchase this there's actually a little mini course that we're going to be having it'll show you how to use this my step-by-step guide on how i go through and do this myself and i'll actually do a mock-up of a quote of one that i've done before i'll take it through the blueprint we'll do a whole thing it'll be a whole course on it again it's uh in the link in the description below again there's some quote instructions we might detail these a little bit better then we get down to plumbing and gas we got groundworks drainage garage drain water lines tubs and showers steamer recirc line gas and finishing insulating so these are kind of the most common things that i personally do if your line of work is a little bit different and you're not doing all these things you don't have to you can change the wording of it like this doesn't have to be groundwork so you can adjust this and edit it if you need to then we got labor on each one so one person two people i don't usually like to do more than two people for labor unit cost which is like your labor hours if we type in two hours at seventy five dollars an hour and hit enter it automatically does the subtotal of 150 it goes over here and right now we're at 150 for the total plumbing of the job so once you go through and do everything it will actually add everything up for you and then you can generate it into your own little invoice or quote later if you need to best thing about this is i use it to reference back when i'm billing so that's why i break it down so much into different sections i have ground works once i complete the groundworks i go back and i reference let's say we have it's 16 hours two days on a big ground works two guys i usually over like 140 isn't really what i charge for two like 75 dollars an hour is not my rate but what i found was when i was quoting at 90 bucks an hour for new construction i wasn't getting any jobs you're quoting it like a service rate good luck getting new construction work at that rate so i dropped it to 75 but i make sure i i quote ingly like don't don't under bid yourself because like you don't want to be losing money on these jobs so 16 hours for two guys at 140 bucks an hour it should be more than enough for almost all ground works usually it only takes us a day sometimes i might actually even do like 22 hours if it's like a really big groundwork so there's three thousand and eighty dollars for my ground works gross goes right over here and then we got drainage this is just all the drainage in the house so groundworks are done we're going to the rough and the house is framed we're ready to and all the walls are framed we're ready to rough in the house i will do a video on this so this will be a part of the course too actually we're gonna have a blueprint mock-up i'll take like a real blueprint and go through and actually show you how i quote all of this but let's just say for just for sake let's say it takes us for two guys let's just say 40 hours 40 hours to do all the drainage complete at 140 bucks an hour that's 5 600 now it's awesome it's just constantly bringing it over here like right away for us everything's referenced in here you can do a markup if you need to but this is all material stuff can actually mark up a percentage here if you want to you want to add a little buffer for your if you're not sure if that's enough but i don't generally do like a markup on my labor i only really mark up my material but you could do like a 10 mark up here and it just adds that percentage there but i don't i don't generally do that whatever works for you we just like to have it there so garage drain not every job i do has a garage drain but a lot of these big houses have a big linear trough drain in their garage generally i account for two people it's a two-person job usually it only takes five or six hours to these but again i'm bidding at a lower rate than i normally would i can change all this it's all kind of like whatever works for you i'm just giving you my idea and obviously these hourly rates might be completely different than what your hourly rates are these are all adjustable you can change these to whatever you want it's just the principle of things again if you're not a plumber you could be doing this with electrical construction or just like g seeing you seem to be going to be a bit different but essentially you could use this in that sense so for two people at a garage door let's say eight hours to a garage drain that includes the drainage and laying the drain this doesn't include material we're only doing labor right now then labor is 11 20 jumps over there it's adding it on for us water lines again i always usually do two people for everything and then if you do end up doing it by yourself and you get it done just as fast you're just making money another problem that i have found with quoting things how i would do it if you quote a fast you would do it it might not necessarily say you have employees do you think it'll take you eight hours you gotta remember that your employees are never going to work as hard as and fast as you and efficient as you would because it's your company you have to take that into account if if you think it would take you eight hours likely it's going to take an employee whether or not they're a good plumber they're going to take more breaks they're going to go a little bit slower to get their hours in you got to just account for that kind of stuff so anyways we're gonna jump on the water line so let's say it's a four or five bathroom house it's gonna take you i don't know four four or five days let's just say like 35 hours for water lines that's quite a bit but that includes this is just whatever 35 hours that includes all like your mechanical room work you're making it look super nice it's a custom house we do a lot of custom hoses so you always got to account for that extra time it takes to make it look really nice tubs and showers generally i allow depends on what it is like a tub i'll do like four hours a shower drain is just like a shower drain and the valves so the shower valves generally i'll allow two hours for like a standard shower if they start adding like you know three or four shower heads i'll add a few hours for this i'm going to say just like 16 hours doesn't matter again i'm not trying to do like a proper quote here i'm just showing you how it works a steamer generally it's not two people doing a steamer so a steamer all in with finishing let's just say 10 hours roughing with finishing is 10 hours 750 bucks again this hourly rate could be different if if you don't like that you could do 12 hours if you don't think 750 bucks is enough 900 bucks to rough it in and finish it recirc lines uh again i probably wouldn't do two people for this because it's kind of a one person job this is just going to be running the recirc line and that's really it and installing the recirc pump later so running the recirc line and installing the pump i'm just going to allow for like eight hours that's more than enough for that but you want to make sure you have that buffer so 600 bucks for that gas line two people for sure you've got a guy threading out a guy measuring and installing and things like that depending on the size of the house i'm going to account for two full days gas lines don't usually take too long actually no it's good 20 hours just to be safe 2800 bucks sometimes get it done in a day sometimes it takes you two full days so then you you know you have enough and that's the nice thing about doing all these separately where you might mess up on hours on one but you got extra hours on another so it always kind of like evens itself out and i've yet to find myself losing money on jobs by doing it this way so i it i just keep doing it and it's worked for me for the last seven years obviously i was not doing it this way seven years ago but it's essentially kind of the same way but i literally used to like write it down on paper or do it on like a word document it's taken me a very long time to get to this point and i'd love to hear if you have better ideas of doing it this way i'd love to like hear what people have to say about this kind of stuff because i want people sharing their ideas i hope you do too we all want to succeed in this industry there's plenty of work out there for everybody so then we get into finishing finishing i usually like to count for two people big jobs i usually account for like at least a week like a five days or whatever let's say like 45 hours where does that get us 6300 that's quite a bit for finishing depending on the size of the house five or six bathroom super custom hose 6300 is not even that far off to be honest so i'm going to leave it there this is a nice big custom job we're doing here and then insulating not sure if you guys have these rules where you're from but for us if you a recirc line so if they want a recirc line you've got a research pump and it's constantly moving that hot water through the house we ing to our energy codes now have to have our hot lines insulated so i do one person easily a full day probably not quite a full day but let's just say nine hours for one guy especially if you got a slow guy 675 bucks and then we get into hydronic heating i'm not going to go through the whole hydraulic heating thing i will have a detailed video of all this kind of stuff in the course itself um again check it out in the link in description below just go to the website check it out we got we'll have some extra information there of like what's included in it to me i think this is a lot of value here all right so now we have the all of our labor done we have all the quantities units and it's jumped over to these totals it's all the way over here we've got 28 215 just for labor right here now we want to do the materials this would be a pretty big job i have done i have quoted jobs this big where you got it you just got to keep track and pay attention that's why it's good to break them down then you start realizing how much it actually takes to do these jobs so a lot of guys are quoting like under quoting themselves getting there doing the jobs and they find themselves barely making any money at the end because they didn't go through and break it down a lot of people are just quoting by fixtures and you can do it by fixtures if you break it down i've kind of figured out like a good number there but i still always do it this way to make sure i know what's happening again i use this as a reference when i am going back and invoicing when i'm doing the groundworks and drainage like groundworks you do first i invoice right away and then they come and say we do the hydronic heating next you come down there you do in-slop you invoice for the in-slop and then you do your drainage and then your garage drain or whatever and then you invoice for that the builders like these big houses you don't just like wait to the end and bill all at once you can but some most of the builders i work for they actually pay every two weeks which is amazing so why not be billing them they want you to build because they want to build a client too so anyways we're gonna move over to material for me groundworks mainline back water valve i'm not gonna do all the material because it's like it's quite a bit i'm just going to kind of show you mainline back water valve we want one of those we want a glue um i think i have it again in drainage so don't go double charging for things this is just like lengths of pipe i don't have it in 12 footers have it in proper lengths of pipe so abs or pvc whatever it is you're using like all the prices you can change these i know it's like i did this all myself this is for me personally it took me about a couple hours to go through and properly check pricing you can make a big material list of this exact same thing like copy paste it send it to your wholesale get them to give you your exact pricing and then punch it in here and then it's done and you want to kind of like update it or add a few percent markups just because like constantly pricing chain like price changing but for the most part you can stick with this for at least six months kind of thing and then revisit it and double check with your wholesale and see if your pricing has changed so anyways we got four inch abs let's just say it's on three lengths at the most for a big hose like this say four lengths a three inch uh three lengths two inch um underground i don't usually run inch and a half so i'm not gonna put any of that four inch 45 let's go with like five of them wise i don't i only have y's i don't have all the different sizes because they're kind of fairly close within i actually took an average like the cheapest one's 10 the most expensive like 14 so it took an average of 12 kind of thing again this is just to like get you get a good idea if you if you go through and do exactly what you need it that's when it starts getting time consuming and that's what i used to do is actually make proper material lists of every little fitting i needed then i'd go through and see how much it cost and then i'd added my markup so this is just like an easier quicker way to do it you're not having to deal with the whole sales you don't have to like email your sales person at 10 o'clock at night while you're working on your quotes you can just have it right here in front of your computer and you don't need to wait until the next day if you've got to fire that quote off and get it to your builder right away kind of thing your client four inch wise let's just go with uh four i'm just throwing this together real quick three clean outs test caps two four inch uh couplings four three inch fittings let's go with like six wise i'll just go with like four and then test caps three i'm just throwing numbers out there three couplings probably not even gonna really use couplings but it's nice just to have a couple in there just in case p traps you're gonna need one for the floor drain two inch 45 let's go with ten wise like four i don't know what's going on in this one but we're gonna need like four test caps just in case couplings maybe three it's a big house you know it's probably not going to use any cleanouts but you never know p-traps let's just say there's like two showers down there we've got two p-traps inch and a half fittings not doing any of those for groundworks but i just put them anyways just in case because you never know what job you have it's nice to have it there drainage strapping i like to just do like three boxes of strapping glue we've already done it laundry box we got one laundry box in this house uh shower drains let's go with like uh three shower drains five floor flanges and then two waste and overflow so that adds up to five bathrooms there for five floor flanges five toilets three showers and two tubs type of thing and then again all the pricing is all the pricing's here and then the totals here because this is the price of each each unit unit price quantity and then it gives you the total four inch we don't use not usually unless there's rules where you have to use four inch but we're not using four inches say like eight lengths a three inch nice big hose probably even more than that but then like ten lengths of two and then like 25 lengths of inch and a half because it's there's a lot of pipe going in there with like 10 45's three inch wise it's like 10 s caps or again we're just throwing numbers out there i'm not doing like a proper one here i'm trying not to be taking too long there's no three inch p traps really in a drainage other than the floor drain tees there might be a few t's three bench and a half tees or three by two tees kind of thing those count for that line clean oats we're gonna want like six line cleanouts go through the floors bushings not usually three inch bushings uh expansion joints let's just say there's three stacks in the house just for sakes there's three expansion joints two inch 45 is good like i always use way more than i i think i'm going to so just like 35 of those 10 y's eight test caps six couplings probably more than that but fourth clean outs uh p-traps go with like four or five five of them just whatever for the bathrooms tees say six of those line clean oats eight of those bushings like two by inch and a half bushings type thing let's just say three of them for whatever sake i'm only going to the drainage and i'll kind of go through but i just wanted to show you how it works out on the quote side of things we're just going to quickly do this one okay so we're going to get down into inch fittings i just realized i don't have 90s on here it's pretty uh silly mistake uh but i'm just gonna count 45s for now for this i will change this there will be 90s on the actual one again this is a work in progress going to constantly reviewing this getting comments from people who purchase it or even you guys if you give me some ideas i'll gladly work on this to make it better for you so 45s and 90s we're going to put them together let's just say like 45 why is six don't use a lot of those test caps like 15 inch and a half couplings just a 10 clean outs say four key traps i'm just going to say like three of them for the tubs inch and half tees probably 10 line cleanouts maybe six at the very most probably don't even need that many that's it for the drainage i'm not gonna go through the whole thing but i'll show you kind of what else is here so again it's all the same categories as the quote side i got water lines you go through and you do your pecs your one inch fittings three quarter fittings half inch fittings and then your pipe so you go through and you just figure you just like look at the you look at your blueprint and you figure like if i'm doing one inch pipe throughout the whole basement i'm gonna use maybe four lengths of one inch pipe so i'll put four lengths three quarter inch pecks like okay each bathroom there's five bathrooms i gotta do like maybe four three or four lengths or maybe four lengths per bathroom kind of thing so it's like four times five you've got 20 lengths of three-quarter inch packs and a big house half inch packs you've got hose bibs and stuff usually use like 25 or 30 lengths of that you get used to it once you've done a lot of these but if you're just starting out take your time spend the time to do it right and then eventually it just comes now i can whip one of these quotes together in less than an hour but it took used to take me eight hours to do one of these big jobs but i've just done so many of them now it's kind of second nature so you go through and you do your fittings just be as diligent as you can to remember because you want to make sure you're better to have too many fittings but not too much because you don't want to over quote but you definitely don't want to under quote and then tubs and showers so you want to get your shower strainers your waste and overflows your wing backs like i just broke down tubs and showers because they are kind of like a separate thing like they usually take a couple days kind of thing especially like a freestanding tub and there's lots like detailed into these showers i always like to break them down in their own little section that when i do do them all at the same time when they're ready to go because usually the fixtures aren't always there necessarily when you're doing the roughing like the tubs and showers you do later you can reference back to this quote and then you can just charge them what you had quoted on that and then a steamer if there is a steamer in there i usually like to use half inch type l copper and then all the fittings are in here that you're going to need with some pipe insulation and i've gone through and figured out the pricing that i paid for this stuff and it's just automatic so again there is some leg work you're gonna have to do to make this work for your personal pricing but it's a hundred percent worth it i promise and then recirc lines again you've got a research pump i pay about 280 bucks and then all the other stuff we need pipe insulation pack strapping that kind of things gas you got all your pipe here and then all your fittings i don't go through and do all the different sizes and stuff again i have broken down i find it to be a waste of time because i've actually gone through and i looked at all the different pricings they're all very similar so like a 90 i got a 90 here and t's like a two inch t i just found the average price of all the different tees and i just put it in there same thing with all the different sizes the miscellaneous strapping and pipe dope things like that and then you got finishing we've got pex bike compression valve discussions lab supplies toilet supplies wax seals union p traps trap adapter silicone all you're kind of like most common things you're going to use and then it's pretty simple to figure out what you need you got five bathrooms each bathroom is going to have on average say five or six valves kind of thing you and you just multiply that by five and put that in your quantity same with your discussions things like that insulating if you do have to insulate your pipes you got one inch three quarter and a half inch insulation i've already calculated how much each each length is they're six foot lengths so then you just like kind of figure out how much pipe you used for pecs and figure out the quantity of length of pipe and then you just put it back over there in your installation and that's done let's go back over to the quote section so we're over here at the quote section and our materials for just drainage is three three thousand six hundred and eighteen fifty four so what has happened is right here it goes groundworks but my cost is 905 then we have a markup of 35 you don't have to do 35 you can change this number to whatever you want if you find that people aren't hiring you because you're marking your pipe up too much or maybe you're not getting that great of a discount from where you are or maybe you're just shopping at home depot or whatever you don't even mark it up you can market up zero if you mark it up 100 i don't care what you mark it up i usually do 25 to 35 markup so then again on this one all this yellow stuff is where all the formulas are so we got the the material cost here at 17.74 and then plus the 35 percent the markup total is six so i'm making 620 dollars just on my drainage material and then it gives you the total of everything combined your cost plus the markup 23.95 and then it takes all these numbers along the whole thing in the plumbing and it brings it over here to materials and then we have the total cost for plumbing thirty one thousand eight hundred and thirty three fifty four that is our total cost for plumbing and gas all right so thanks again so much for watching i hope you've made it
