hello everybody this is John DiMartino assistant team leader and productivity coach at Keller Williams Realty in Coral Springs today I wanted to discuss the contract to lease basically this is the offer that you'll be submitting for any potential leases that you have so let's dive right in so the contract release it's this is a very simple form it's only three pages long what we are doing is actually putting together a contract to lease we're making an an offer to the listing agent the tenant I'm sorry the landlord will decide if they're going to accept the offer or counter if they accept the offer then the landlord will put together the actual lease itself so we're gonna start out with paragraph 1 which is the parties associated with this contract so we're gonna put the landlord's name in here that we know of it's best to just go to the county property appraisers website find out the name of the legal owner then we're gonna put in the tenants names and we're also going to put in here an estimated date that we want to have the lease sign no later than usually want to give them at least 7 days out on here so that they can put together the lease and get that back over to my client so that they can sign that again I usually nine times out of ten I'll put that the landlord will prepare the lease paragraph 2 is going to talk about the good-faith deposit ideally you're gonna ask for one full month to be held in escrow who is gonna be holding the escrow okay so our markets owner does have an escrow account what ends up happening is we will hold one month and then at the time of closing the tenant will actually bring in the last month and the security deposit if that's what's required the last month and security deposit will go directly to the seller sorry the deposit that we're holding will be applied towards the first month because they're putting it on the MLS they are promising to pay a commission so you want to make sure you're speaking with the listing agents have see if they will accept us just taking our commission out of that first that we're already holding and then give the listing agent the other half but we do want to just make sure we're holding at least one month of the rent in deposit paragraph three this is where you gonna put the property address if the property's gonna be furnished or unfurnished okay and you're gonna put everyone else's name who's gonna be living in the house paragraph four this is where you're gonna put the dates of the of the lease ideally it's gonna end on the last day of a month okay remember that we in the state of Florida we can only write 12-month leases we cannot do a 24 month...
