to the bank go to the bank in you may not have the default so I like to work it from a little bit of both angles especially the commercial side because if you they send you a list of assets then I like to jump on that list and see if it's ever been listed for sale I'll jump on loop net you know jump on and see call local brokers in the area see if they know anything about the specific asset and it from there now one thing that's really really valuable is this is something you can set up and like a drip campaign to market to so like a good example couple maybe a couple months ago we spent rating system that rates them based on the reports only they have as far as assets under management whether it's performing on form so you start seeing these previous quarters leverage capital ratios a tier 1 risk-based capital ratio I'll send you the definitions of out each one of those what this means okay we can see if there's well capitalized non-core funny in defense loan to deposit ratios net income for the quarter will be to freakin do that okay what we want to get over to is this other real estate owned that's their REO percentages okay not a pro loans are 90 days past 2 krol accruing loans past due construction land development loans to the one to four family commercial real estate loans are loans includes multi-family okay okay so you see what kind of makeup it is on what they've got okay repossess ass isn't it worse non-performing assets plus net worth reserves delinquent repossessed assets annualize loan loss reserves okay you see the percentage is going up and then the number of branches up here tangible assets number four never branches there for you now there's not any email address any because our financial does not provide the email addresses but you've five percent yield on his money because he's able to get the financially restructured somebody who is getting good return on their note but it still allowed him since he was able to discount that down dramatically him be the bank and its own product now that's not always gonna happen but it's still phenomenal thing it can happen on the commercial sighs I'm gonna happen on the residential side very often but it does happen in the commercial side if you're coming from a third party yeah if they ain't no Ned was such as such LLC storage or whatever they would've never seen the list okay the fact that he came is took over somebody to he was able to get that done alright but just think about it 3900 self storage units just in Texas alone you think some of those are in default you think some of those have bar owners on them that are tired want to walk away yeah I would totally agree with that some that want to walk away so I'm gonna be won't let you take the deals over some that would you can find out who the lender is if you talk with them and then maybe negotiate buying for the bank in a discount the beautiful thing about this business everybody is it's all about simple things you know find the deals find the capital it comes down to those two things okay some people are better at raising capital other people good at final deals you can partner together on things like that you know like what Scott Myers say hey if you signed up for a stuff and you go out find a deal they and they really help to provide financing they can help do that depend on the numbers okay you think you could set if you found a deal in a secondary tertiary market you could send it to Terry and make some money on it yeah I think you could I think it really could and it'd be really valuable for you it's not most of the actions don't come from lack of deals it comes from a lack of taking action and some of you guys and gals on here are phenomenal actually everybody on yours phenomenal not some of you all of you and I know the mass majority all pretty well done some of you for quite some time I know some of you guys are scared of your own shadow which is sad you guys don't have the confidence oh you're too busy doing a variety of other things you've been distinct bit in the past and thing is we've all had deals that go south we've all had deals that have struggled down you cannot buy into oh woe is me these other deals I've done these to these a b6 whatever all this person that took me for money years ago get over it welcome to the 21st century everybody get over to that poor ass poor ask me let me whine about it oh woe is me and go do some more deals you can't sit around while on your own despair or worried about what happened from a year or two years ago and move on and not move to we get in this last year 2019 we changed we don't we're doing less classes because we're focused on more assets we're doing less classes because a we've got stuff online it's evergreen for the most
